History

History

In June/July 2017, Council exhibited proposed changes to the current planning controls (via a planning proposal) for a 20ha area under the Marrickville LEP 2011 to further the vision.

On 17 December 2017, Council considered a report about the June/July 2017 public exhibition and resolved to revise the planning proposal, apply it to a reduced area of 1.9ha and delete 'office premises' as one of the additional permitted uses. Read the Council resolution here.


Revised Planning Proposal

The revised planning proposal redefines the land to which the planning proposal relates -

  • to the properties fronting Marrickville Road, Marrickville between Railway Parade and Sydney Street and the two properties fronting Railway Parade between Marrickville Road and Buckley Lane (being the properties 21-71 Marrickville Road and 101-103 Railway Parade, Marrickville respectively);

and

  • limits the additional permitted uses to 'cafes, restaurants and small bars' while still permitting the uses currently allowed in the existing IN1 zone – General Industrial.

Area covered
The planning proposal covers an area of 20 hectares and is bounded by Fitzroy Street, Saywell Street, Garden Street, Railway Parade, Marrickville Road and Sydney Street.
The revised planning proposal covers an area of 1.9 hectares the land with properties fronting Marrickville Road, Marrickville between Railway Parade and Sydney Street and the 2 properties fronting Railway Parade between Marrickville Road and Buckley Lane (being the properties 21-71 Marrickville Road and 101-103 Railway Parade, Marrickville respectively)
Existing land zoning for the area
IN1 General Industrial
This zoning is primarily for industrial and warehouse uses but allows other uses such as entertainment facilities which include live music venues, neighbourhood shops and takeaway food and drink premises.
The zoning aims to provide for a wide range of industrial and warehouse land uses, encourage employment opportunities, minimise the adverse effects of industry on other land uses, and support and protect industrial land for industrial uses
IN1 General Industrial
This zoning is primarily for industrial and warehouse uses but allows other uses such as entertainment facilities which include live music venues, neighbourhood shops and takeaway food and drink premises.
The zoning aims to provide for a wide range of industrial and warehouse land uses, encourage employment opportunities, minimise the adverse effects of industry on other land uses, and support and protect industrial land for industrial uses
Additional permitted land uses
Keeps the current IN1 General Industrial zone with a change to

permit the following limited additional uses:

  • restaurants or cafes,
  • small bars
  • business premises and office premises
'but only where the consent authority is satisfied that the business premises and/or office premises will be used for a creative purpose such as media, advertising, fine arts and craft, design film and television, music, publishing, performing arts, cultural heritage institutions or other related purposes'.
Keeps the current IN1 General Industrial zone with a change to

permit the following limited additional uses:

  • restaurants or cafes,
  • small bars


Essential information

  • Inner West Council is the proponent (initiator) of the planning proposal
  • The Department of Planning and Environment (DP&E) issued an altered Gateway determination for this revised planning proposal, requiring community engagement for the proposed LEP amendment. This means the DP&E have assessed the planning proposal and decided it has sufficient merit to proceed to public exhibition
  • Council is the Relevant Planning Authority (RPA). This means it is the body appointed to administer this community engagement
  • The Greater Sydney Commission is the local plan-making authority for the Plan which means it is the final decision making body in this case.

    4.Council resolve to publicly exhibit draft Marrickville Development Control Plan 2011 (Amendment No. 9) to amend Part 9.43 – Sydney Steel (Precinct 43) of MDCP...

    At its meeting on 12 December Council considered the report and resolved to amend the planning proposal as follows -

    i. Confine the land to which the planning proposal relates to the properties fronting Marrickville Road, Marrickville between Railway Parade and Sydney Street and the 2 properties fronting Railway Parade between Marrickville Road and Buckley Lane (being the properties 21-71 Marrickville Road and 101-103 Railway Parade, Marrickville respectively); and
