Background

Council owns the property at 135 Smith Street, Summer Hill which has been operating as a Before and After School Care and Vacation Care Centre catering to primary school children aged 5 -12 years for the past 30 years.

The current operators, SHARE Co-operative Society Ltd (SHARE) are a not-for-profit organisation and provide a valuable service to the community. The service is governed by the Australian Children's Education and Care Quality Authority who regulate this type of children's service and the operator has to consistently conform to strict rules to ensure accreditation. SHARE has approval to provide the service for up to 150 children at each of the sessions.

Due to the valuable service that SHARE offer, the rent has remained as a peppercorn, or nominal, rental because all profits are put back into the service which the children attending the centre benefit from. SHARE has proved over the years that they can be self-funded by regularly undertaking upgrades at the premises.

What's happening now?

The current agreement has expired and SHARE has indicated its commitment to continue as a before and after school and vacation care facility and is seeking to continue their occupancy under a new long term lease.

In recognition of the benefit SHARE provides to the community it is proposed that:


  • the rent remains at $2 + GST per annum for the duration of the long term lease.
  • Council provide a new 10 year lease with a 5 year option with the existing operators
  • in the proposed new lease, SHARE will be responsible for the ongoing maintenance of the premises.
