In July 2017 Council considered a preliminary planning proposal for this address and resolved to support and progress it to next stages . The Greater Sydney Commission issued a Gateway determination and has delegated the making of the Plan to Council.

Key features of the planning proposal on public exhibition

Proposed changes to the current planning controls for this land in the Ashfield Local Environmental Plan (LEP) 2013 will:

• apply 'Area 1' to the Height of Building Map for the land. This allows a 7m height bonus for residential flat buildings and shop top housing developments under certain circumstances
• increase the maximum floor space ratio from 2:1 to 3:1 across the park of the site zoned B4 - mixed use
• to implement a site specific exemption to Clause 4.3(2A) and Clause 4.3B(3) of the Ashfield LEP 2013 allowing for greater building height under certain circumstances
• add clause 9 in Schedule 1 of the Ashfield LEP 2013 to permit access from The Avenue through particular properties to 2-6 Cavill Avenue.

Amendments to Comprehensive Inner West Development Control Plan (DCP) 2016 for Ashbury, Ashfield, Croydon, Croydon Park, Haberfield, Hurlstone Park and Summer Hill:

• adds an ancillary site specific section for 2-6 Cavill Avenue, Ashfield, to Part D1 - Ashfield Town Centre of the DCP 2016.

After the exhibition closes, your feedback will be reported to Council which will determine whether or not to further progress the planning proposal to the final stage of the process which leads to amending the Ashfield LEP 2013 and Ashfield DCP 2016.
