Have your say on a planning proposal for a mixed use, seniors housing development with affordable housing and the associated Draft DCP Amendments.

Council resolved at its meeting on the 28 February 2017 (C0217 Item 3) to publicly exhibit a Planning Proposal to help provide self-contained seniors housing (44 units) at 168 Norton Street, Leichhardt. The aim is to help seniors and people with a disability to live independently in their own homes. The development will be managed by Uniting Care.

Specifically the Planning Proposal seeks to amend Leichhardt Local Environmental Plan 2013 (LEP 2013) as follows:

  • increase the maximum floor space ratio for the site from 1.5:1 to 3:1
  • introduce a maximum height of buildings control
  • require the increased development capacity of the site to be only available for a seniors housing development with 15% of dwellings to be ‘affordable places’ under the State Environmental Planning Policy (Housing for Seniors or People with a Disability) 2004

Council also proposes to amend Leichhardt Development Control Plan (DCP) 2013 with site specific controls to guide the redevelopment of the site, including built form, street frontage heights and setbacks provisions.

What happens next

After the exhibition closes, your feedback will be reported to Council which will determine whether or not to progress the planning proposal to the final stages of the process which leads to amending the Leichhardt LEP 2013. Anyone who makes a submission will be contacted to advise of the Council meeting.
